Abstract
The realization of the implementation of a project must be within the initial project planning stage. In the planning stage, various types of activities are carried out, from forming the project team, preparing the schedule, and planning project resources to preparing project cost estimates. Estimation activities are one of the main processes in a construction project to determine the amount of funds that must be provided for a building. Before estimating costs, knowing the fees required to implement a construction project is necessary. Price is one of the most essential elements that must be present and prepared in a project. Without costs, the project cannot be implemented even if other resource elements are met. A detailed explanation of the types of expenses is beneficial from the start of the project cost estimation process. Therefore, in this research, identification was carried out regarding the types of costs required in project implementation. Based on the results of data analysis carried out using the Analytical Hierarchy Process (AHP) method, the results showed that the essential costs in the planning process and implementation of construction projects after the Covid-19 pandemic were material costs with a percentage of 29.4%, followed by labour costs with a ratio of 21.2%, equipment costs are in third position with a balance of 20.8%, fourth position is general costs at 16.5% and the last is overhead costs with a percentage of 12.0%.
